    A free meeting to discuss your goals and dreams. We talk about your budget and can give you some initial design ideas. You decide if we are the right architects for you.

  • Architect Concept Design

  • Concept Design – sketching out your plan

    This is an exciting phase of the project! Working together we come up with a formal project brief which will outline what you want – and what you can afford. We sketch up design options and you can start to visualise your new project in 3D. Before moving forward we review your budget and the project cost.

  • Architect Detail Design

  • Detail Design – formalising the design and seeking Town Planning approval

    As the project develops more detail is required. For example we look more closely at colours, fittings and material selections. Engineers and other consultants may be engaged. If council requires a Town Planning application we prepare this now. 3D images are updated and we again review the expected project cost.

  • Architect Construction Documentation

  • Construction documentation – getting all the details finalised

    Documentation is prepared for your building permit and the final builder costing. This includes highly detailed construction and architectural drawings. We integrate information from engineers and other consultants. This includes a written specification and illustrated schedules of all your selections-including kitchen appliances, light fittings, paint colours and tile selections.

  • Architect Project Tender

  • Project Tender and Contract Signing– selecting your builder

    A group of trusted builders is invited to tender on your project. We meet the builders on the property, provide them with all of the project documents and answer any questions they have. Following the tender we recommend the successful builder to you. We draw up and become party to the building contract which we will administer on your behalf.

  • Architect Contract Administration

  • Contract Administration – building and monitoring your project

    Regular site meetings are scheduled to ensure that all goes to plan and quality of work is up to standard. We liaise directly with the builder if any issues arise or variations are proposed. All payments are reviewed and approved by us. A final defects inspection is done six or twelve months after completion and the builder
